We learn the property, clarify priorities, monitor conditions, handle appropriate maintenance directly, coordinate qualified specialists, document progress, and follow approved work through completion.

Services that work together—not a rigid sequence

Wherever practical, a Sularity relationship begins with a Property Care Assessment. The resulting Care & Service Plan can support a specific project, temporary support, periodic oversight, or ongoing stewardship—without forcing every owner into a subscription.


Property Care Assessment

The Property Care Assessment establishes useful shared knowledge for later care, service, oversight, and response. Sularity learns how the property is used, records relevant visible conditions, identifies priorities and open questions, and creates the baseline for a practical Care & Service Plan.

When it is useful

  • Beginning a new Sularity relationship
  • Taking responsibility for a recently purchased, inherited, or changing home
  • Preparing for travel, seasonal occupancy, renovations, or changing household support
  • Creating order from an accumulation of maintenance questions

What the owner receives

Scheduled Home Oversight

Scheduled Home Oversight provides dependable, documented attention whether an owner is present, elsewhere locally, traveling, dividing time between homes, or preparing for an arrival. It is not a generic walk-through: the visit scope, frequency, access, reporting, and escalation expectations are agreed for the individual property.

Before oversight begins

  • Define the areas, systems, and exterior conditions included in routine checks
  • Record access instructions, alarm procedures, key contacts, and owner preferences
  • Agree on visit frequency, photo expectations, and routine reporting
  • Establish what requires immediate contact, normal follow-up, specialist referral, or emergency response
  • Clarify limits on spending, direct action, vendor access, and owner authorization

A typical visit may include

  • Confirming agreed access points, doors, windows, and obvious signs of intrusion or damage
  • Observing accessible areas for visible moisture, unusual temperature, odors, alarms, or utility concerns
  • Looking for storm effects, fallen limbs, drainage issues, roof or exterior changes visible from safe locations, fence damage, and landscape concerns
  • Reviewing owner-designated equipment indicators, controls, leak detectors, or monitoring devices
  • Collecting packages, receiving approved deliveries, or admitting scheduled providers
  • Preparing the home for an arrival, departure, seasonal transition, guest, or event

After each visit

The owner receives a concise report appropriate to the plan: visit completion, relevant photographs, observations, actions taken, decisions requested, and open follow-up. Normal conditions are distinguished from matters requiring attention so the report remains useful rather than becoming background noise.

When something is wrong

Sularity follows the agreed communication and authority framework. We may document and notify, take a practical owner-authorized step within our capability, arrange access for a qualified specialist, or contact emergency resources when circumstances reasonably require it. Oversight reduces detection and communication delay; it does not guarantee that every concealed, intermittent, or rapidly developing condition will be found or prevented.

Maintenance & Direct Response

Owners gain a familiar first call when a routine or unexpected issue appears. Sularity first clarifies the symptom, its urgency, who is affected, and what access or immediate precautions may be required. We then explain the practical path: monitor, troubleshoot, repair directly, or engage specialized help.

Appropriate direct work may include

  • Minor repairs, adjustments, installations, and household punch-list work
  • Preventive and seasonal maintenance within the agreed scope
  • Basic troubleshooting and documentation of observed symptoms
  • Technology, access, fixture, hardware, or household-equipment support within capability
  • Temporary protective measures when authorized and safe

What the owner receives

A clear description of the reported issue, what was observed, available options, authorization required, work completed, and remaining follow-up. If the need crosses a licensing, safety, scale, or expertise boundary, Sularity identifies that boundary and helps coordinate an appropriate resource.

Specialty Projects & Renovation Oversight

Projects introduce more participants, decisions, dependencies, and opportunities for information to fragment. Sularity serves as a practical local representative for the owner—clarifying needs, organizing communication, coordinating access, observing progress, and keeping decisions and unresolved items visible.

Support may include

  • Turning an owner objective into a clearer working scope and questions for potential providers
  • Organizing estimates, assumptions, exclusions, schedules, and owner decision points
  • Coordinating approved vendor access and site logistics
  • Providing photo-supported progress observations when the owner cannot be present
  • Escalating visible conflicts, changed conditions, delays, or decisions requiring owner attention
  • Tracking completion items, demonstrations, documentation, and owner acceptance

Important boundary

Sularity does not replace the architect, engineer, permitting authority, specialty contractor, inspector, or other professional responsible for design, code, technical means, or regulated work. Our role is to help the owner remain informed and organized and to support accountable follow-through within the agreed scope.

Residence & Event Support

Some needs are less about repair than readiness. Sularity can help bring the residence, service providers, deliveries, guests, and schedule together so the owner does not have to coordinate every local detail from a distance.

How scope is established

Each request is reviewed for timing, access, privacy, participants, decision authority, and any specialized security, transportation, hospitality, or event professionals required. Sularity coordinates only the services and responsibilities expressly agreed with the owner.

Clear boundaries protect the owner

Sularity provides property care, owner representation, coordination, and general-contractor services within the agreed scope. We do not collect rent, manage tenants, lease property, or present ourselves as a traditional property-management company. Property Discovery is not a real-estate home inspection, engineering evaluation, code-compliance inspection, environmental assessment, or guarantee of concealed conditions. Work requiring a specialized license or discipline is referred to and coordinated with appropriately qualified professionals.
