Wherever practical, the relationship begins with a Property Care Assessment that creates a useful baseline for informed service. The resulting Care & Service Plan can support a one-time project, temporary oversight, periodic support, or ongoing stewardship.

A property-first starting point

  • Useful from the start. The assessment establishes property context, visible conditions, systems, access requirements, owner priorities, and known concerns.
  • Flexible in application. The baseline can guide a specific project, temporary support, periodic oversight, or an ongoing Care Plan.
  • No forced subscription. The owner receives a premium diagnostic and practical plan whether or not ongoing service follows.

2. Care & Service Plan

We translate the assessment and owner priorities into an agreed scope, priorities, authorizations, and service approach.

3. Care, Service & Coordination

We perform appropriate work directly, provide oversight, and coordinate qualified specialists when required.

4. Reporting & Follow-Through

We document observations, actions, decisions, status, and open items—and stay engaged through appropriate resolution.

Professional oversight is more than someone stopping by

A nearby friend, neighbor, or family member may be willing to help, but informal assistance often depends on memory, availability, and personal judgment. Sularity makes property care an accountable business process with an agreed scope, repeatable checks, documented observations, clear owner notification, and follow-through.

Depending on the property and owner-approved visit plan, regular checks may look for visible signs of:

  • fallen limbs or trees, storm effects, and exterior access hazards
  • roof moss, drainage concerns, and visible exterior deterioration
  • broken windows, forced entry, vandalism, or other security concerns
  • fence damage, landscape problems, irrigation issues, or uncontrolled growth
  • neighboring construction activity or apparent encroachment that the owner should review
  • water intrusion, freezing conditions, equipment alarms, or other developing household issues
  • earthquake, wind, smoke, flooding, or other event-related conditions visible after a regional incident

Sularity documents and reports what is reasonably visible within the agreed scope, takes owner-authorized steps within our capability, and helps engage the appropriate specialist or emergency resource when necessary. We do not replace law enforcement, emergency services, surveyors, arborists, engineers, roofers, insurers, or other specialized professionals.

The difference is not simply who visits the home. It is whether the visit produces reliable awareness, accountable communication, and an appropriate next action.

Accountability without overstepping

Sularity serves the owner as a property-care and coordination resource, with general-contractor capability where appropriate. We do not collect rent, manage tenants, lease property, or replace architects, engineers, inspectors, or specialty-licensed professionals. When another discipline is required, we make the boundary clear, coordinate the responsible people, and stay engaged through appropriate resolution. Commercial agreements preserve the independent legal and professional responsibility of third parties.
